Combining the best of modern building techniques and design while respecting the historical context of the setting, has resulted in a desirable brand new development of family homes being built in Essex.

With the architectural and design plans firmly in place, construction has now started on a new site in Coggeshall in Essex that will provide a new community of 48 three-, four- and five-bedroom houses. Ideal for family living, the new development built by multi-award winning local housebuilder Higgins Homes is based in Coggeshall, which prides itself on being one of the oldest towns in Essex, with a distinctly village feel. The new development will combine the modern style and smart technology that is typically associated with a Higgins Homes development together with sensitive architecture that is in keeping with its historical surroundings.

“The joy of the homes at Coggeshall West is living in a semi-rural setting surrounded by listed buildings together with the convenience of being within easy access to major cities,” says Jeremy Marcus, Sales & Marketing Director at Higgins Homes. “We have worked with our architects and designers to ensure that the development seamlessly blends into the surroundings to allow home owners the very best of village life with all the modern conveniences that a new build home can offer.”

In fact, during the consultation process, Higgins Homes worked with local planners to develop the area even further with a key design principle to promote the sustainability credentials of the scheme and develop the pedestrian access and connections into the surrounding areas. This includes full public accessibility to the River Blackwater for the whole community for the first time ever.

“As well as building the property development, it is important that we consider how we can improve what is already in the local area in terms of sustainability and public open space,” adds Jeremy Marcus. “The locals are rightly proud of this area and it was crucial that we respected and added to the site so it can be enjoyed for years to come.”

Forming part of the scheme is an innovate landscape provision that will be very welcomed by families. The Toddlers Village and Adventure Trail will feature an exciting play provision for children with balance beams, zig zag stilts, tepee tents, play boats and adventure frames to provide a focal point and meeting space for residents. To encourage wildlife to flourish, there will also be bird, bat and bumble bee boxes that can be enjoyed by the whole community. It’s not just children who are set to have all the fun, Higgins Homes has also created walks and bicycle trails throughout to make the most of outdoor exercise and leisure pursuits.

“Coggeshall West is for a range of buyers from those just stepping onto the ladder to those looking to retire,” adds Jeremy Marcus. “The rural setting with excellent commuter links will appeal to many people who want to enjoy living in an established community but have all the benefits that comes with buying a modern new home, which includes stylish interior design with the use of smart technology.”

This historic village boasts modern transport links with the journey time from nearby Kelvedon Station to Chelmsford in 17 minutes and London in only 53 minutes. By road, the A120 offers swift access to Colchester and Braintree, the A12 provides a direct link right to the centre of London and out to the coast of East Anglia. The M11 offers you a quick route to the M25 and the national motorway network.

When completed, Coggeshall West will comprise 29 three- four and five-bedroom houses for private sale, 19 affordable units and a mix of shared ownership and social rent. It is due to be launched in October 2020 and estimated occupations from July 2021.
