Peckham: Hotspot

Nestled in the Borough of Southwark, Peckham has transformed dramatically from its days as the backdrop of Only Fools and Horses. With substantial investment pouring into the area over the past few years, Peckham today is nearly unrecognisable from its past. One might say even Del Boy and Rodney would be surprised by its evolution.

Of course, Peckham isn't without its quirks — it can be hectic, noisy, and a bit chaotic at times — but that's part of what gives it so much heart. It's a place full of energy, individuality, and a strong sense of community. Residents benefit from a neighbourhood rich in culture, character, and opportunities.

Although Peckham doesn't have a Tube station, it remains very well-connected. Both Peckham Rye and Queens Road Peckham (Zone 2) provide easy access via the Overground and National Rail. The upcoming Bakerloo Line extension, which will include stops along Old Kent Road, promises even smoother commutes. In the meantime, the soon-to-launch “Bakerloop” will offer an express bus route connecting Waterloo to Lewisham via Elephant and Castle. Numerous bus lines already serve the area efficiently, and with major routes like the A202 and A2 nearby, driving is possible — though many locals find they don’t need a car.

For those who love spending time outdoors, Peckham delivers. To the south lies Peckham Rye Park and Common, a vast 113-acre green space that includes woodlands, ornamental gardens, a lake, a café, and a playground. Just north is Burgess Park, another local favourite. Fitness enthusiasts can join the popular Park Run events at Burgess Park or Southwark Park each Saturday. For something more relaxed, lawn bowls at Peckham Rye is a great alternative. The area also offers two public swimming pools — Peckham Pulse and Dulwich Leisure Centre — and a range of yoga classes at Yogarise in the Bussey Building, including rooftop hip-hop yoga sessions.

Shopping in Peckham is a unique experience, reflecting the area’s vibrant cultural mix. Rye Lane is a bustling high street filled with everything from international markets to high street staples like Primark and Boots. The Aylesham Centre includes a Morrisons and Poundland for convenient everyday shopping. On the flip side, Bellenden Road offers a more artisanal vibe, featuring a selection of independent shops, boutiques, and cafes.

Food lovers are spoiled for choice in Peckham. The culinary scene here spans the globe: from the South Indian flavours at Ganapati and Kurdish dishes at Hanar to elevated British pub classics at the Prince of Peckham. Bellenden Road hosts favourites like Artusi and The Begging Bowl, while Peckham Rye is home to popular spots such as Mr Bao and Old Spike Roastery. Over on Old Kent Road, you can pick up fresh Algerian pastries at El Marsem or savour delicious naan at London Fresh Naan.

When the sun goes down, Peckham’s nightlife comes to life. It’s a stone’s throw from the ever-popular Bermondsey Beer Mile, though there’s plenty to do without venturing far. The Bussey Building (CLF Art Café) hosts events, music, and rooftop drinks, while across the tracks, Frank’s Cafe offers panoramic sunset views from the top of the old car park that now houses Peckham Levels. If you're up for a late one, The Carpet Shop under the arches is known for DJ sets and live performances, and Jumbi celebrates African-Caribbean culture through music and food.

Creativity thrives in Peckham, and the arts scene is central to its identity. Peckham Levels is a prime example — once facing demolition, this repurposed car park now houses studios, food stalls, and event spaces, thanks to a strong local campaign. It’s also where Bold Tendencies stages high-calibre performances in unconventional spaces. Nearby, Copeland Park is home to Copeland Gallery, a light-filled venue showcasing a range of contemporary art, while the South London Gallery on Peckham Road hosts top-tier exhibitions. For film buffs, Peckhamplex remains a local gem — screening everything from blockbusters to indie films at wallet-friendly prices.

Peckham is bold, brilliant, and just the right amount of unpredictable — the perfect place to start your London story.  If you’re ready to buy your first home or find your next big move, Peckham could be exactly where you belong.
