You may know it best as the square where you could buy property for just £60 in the classic board game Monopoly, but today Old Kent Road is rewriting the rules. Once overlooked, this historic thoroughfare in the London Borough of Southwark is undergoing a major revival, fast becoming a magnet for first-time buyers. With its international food scene, vibrant nightlife, and unbeatable proximity to central London, Old Kent Road has transformed into a true property hotspot and Ledbury Way, a stylish new development, is offering buyers the chance to be part of this exciting new chapter.
Southwark Council has partnered with Higgins Homes to create Ledbury Way, which is set to offer all the hallmarks of stylish, contemporary design that multi award-winning Higgins Homes is renowned for. But more than just a new collection of homes, the development is part of a long-term vision to reshape and revitalise the wider neighbourhood.
While the development will deliver 340 high-quality new homes, Southwark Council and Higgins Homes are also playing a vital role in the broader renewal programme that will breathe new life into this part of London. Thoughtfully designed landscaping, new communal outdoor areas, and a large garden courtyard with community growing spaces are just the beginning. A new network of tree-lined pedestrian and cycle-friendly paths will connect Old Kent Road to Pencraig Way and Bird in Bush Park, creating green, accessible links through the development.
The first phase of building is expected to complete by summer 2026, with the entire development scheduled for completion by mid-2030. At the heart of the scheme’s northern entrance, a combination of a mansion block, an apartment building, and a bold 25-storey tower frames a multi-functional courtyard that blends nature and community, including play areas, raised beds for growing produce, and generous tree planting.
A wide range of home types will cater to different lifestyles and needs, from a 14-storey apartment block anchoring a prominent corner of the site to family maisonettes with their own private front doors and deck-access entrances, offering an established, street-facing feel. At the centre of the development, the striking octagonal 25-storey tower stands as a modern landmark, offering dual-aspect apartments and stunning panoramic views across the city. Importantly, the design retains many of the much-loved qualities of the old estate, such as spacious layouts and a strong sense of community.
At ground level, a new community hall will become a vibrant social hub for residents, with flexible spaces that can support everything from local groups and workshops to celebrations and events. Lively new shopfronts and workspaces along the Old Kent Road will provide more places to gather, connect, and create, ensuring that the development integrates fully into the life of the area. Across the entire site, a mix of natural features, including a wide variety of tree species, will enhance biodiversity and help shape a greener, healthier, and more welcoming environment for all.
Old Kent Road is fast becoming one of London’s coolest areas, a vibrant, cultural melting pot combining rich history, diverse communities and exciting new developments. The area is incredibly well connected by bus, making getting around quick and easy and Bermondsey Underground station is just a 15-minute walk away, with Elephant & Castle and Peckham Rye also within reach for Overground links.
For green space, locals are spoilt for choice. Burgess Park is a standout for families, offering everything from a BMX track, lake and tennis courts and is Southwark's largest park. For a quieter weekend stroll, Telegraph Hill is a local favourite, offering a rich slice of nature existing right in the heart of the city.
