According to recent research from Savills UK1, homebuyers value factors such as neighbourhood, safety, greenery and access to amenities more so than the aesthetics of a new home. For married couple, Mabs Alam, 38, and Shamsun Nahar, 35, this was certainly the case. Eager to find the perfect home for their new family, the couple opted to buy off plan with a three bedroom terraced house at Higgins Homes’ Arboretum development in Epping

Shamsun, a solicitor working in Farringdon comments: “There is a great shortage of housing in London and it has been a long two years searching for a new home. As soon as we came across Arboretum, we knew we had found the perfect place for us and our six month old daughter.”

Having lived in a riverside apartment in London for 10 years, Shamsun and Mabs focused on the surrounding environment when searching for their new home. Shamsun continues: ‘‘Throughout our search, location was always a key factor. We didn’t want to move too far from London, but wanted to be surrounded by the beautiful English countryside. Arboretum ticked all our boxes; it is incredibly easy to commute, the central line travels directly into central London and at weekends we can enjoy the local high street which is within walking distance. The area is great for growing families like us who want to escape the four walls of an apartment and enjoy a little more space.”

Shamsun continues: “An advantage of buying off plan also meant we were able to choose exactly what we wanted; a south facing, end of terrace property and even have input on the interiors.”

Following a complete transformation of the former site of St John’s CE school, the large scale development will comprise a total of 149 new homes ranging from two bedroom apartments to three, four and five bedroom houses. Whether a first time buyer, starter family or early downsizer, the various apartment types and house designs provide something for everyone.

Spanning a total of 3.6 hectares and surrounded by ancient woodlands, the development will also include 1.8 hectares of open green space and a landscaped garden square. Outdoor activities are extremely popular with nearby Epping Forest providing open green space for leisurely walks, cycling, horse riding, angling, football and athletics.

Shamsun comments: “The development is quite large and has a range of different properties which gives Arboretum a real sense community. We are hopeful that our daughter will benefit from living in such a secure neighbourhood with good schools."

Just a fifteen minute walk from the development, Epping underground station runs regular central line services to Liverpool Street in just 37 minutes and to Oxford Circus in no more than 47 minutes. The nearby M11 and M25 motorways also provide an easy route to surrounding the towns and greater London.
