With prices in London continuing to rise by 10% from last year1, a study by Hamptons International2 found that Londoners are increasingly looking outside the capital for new homes. The study found that those working in the city bought 58,000 properties beyond its boundaries last year; a 50% increase from 2013.
Although many Londoners are now choosing to move away from the capital, 80% of buyers are deciding to instead buy homes in some of London’s most desirable commuter towns. One couple following this trend was partners Amanda Davies, 44 and Wayne Bridger, 46.
Having been together for six years, Amanda and Wayne decided it was time to purchase their own property together. With Amanda choosing to relocate from Cardiff to London, she wanted to ensure she could live in rural bliss whilst also having an easy commute to work in central London. The couple found a balance between town and country when they bought off plan, their 3 bedroom house at Higgins Home’s Arboretum development in Epping.
Amanda, a business manager for Dior comments, “Wayne and I met on holiday six years ago and have been together ever since. I relocated from Cardiff to London where I previously used to rent but it was just the right place and the right time for me to relocate here. It’s where I really wanted to live, I feel so lucky as I’ve got countryside as well as city life with the station only a 10-15 minute walk away. It’s the perfect balance between the two, the best of both worlds. I just find it so peaceful here.”
Along with the developments ideal location, the couple wanted to ensure they moved to an area where they felt comfortable and welcome. Wayne, a financial consultant continues, “The thing with a development like this is that it’s like a little community. We surround the centre garden island, so we are all in a big circle which means we will be able to see our neighbours a lot; we’ve already met some lovely people. It’s one of those places that feels like you can knock on your neighbour’s door anytime.”
Amanda and David bought their property in May 2014 and were one of the first to buy off plan at Arboretum. Amanda describes their experience of buying off plan, “We were really lucky to get first pick as we had the choice of any plot we wanted! I enjoy looking at property, I love the property market! I’m always on Rightmove and that’s where I saw this development come up and knew it was exactly the type of new build that we wanted. When we visited and saw the plans – we just fell in love”
Wayne continues, “We had previously put another property on hold within a mile radius of the Arboretum, but we dropped it as soon as we saw this one. It was more expensive and had nowhere near the same high quality style or finish to it. Our advice would be that if you have a gut feeling then you just need to go for it, if you wait too long you could lose the plot you love.”
Since the launch of Arboretum, the large scale development is already 80% sold and, once complete, will comprise 149 new homes ranging from two bedroom apartments to three, four and five bedroom houses. Whether a first time buyer, starter family or early downsizer, the various apartment types and house designs provide something for everyone.
Spanning a total of 3.6 hectares and surrounded by ancient woodlands, the development will also include 1.8 hectares of open green space and a landscaped garden square. Just a ten to fifteen minute walk from the development, Epping underground station runs regular central line services to Liverpool Street in just 37 minutes and to Oxford Circus in no more than 47 minutes. The nearby M11 and M25 motorways also provide an easy route to surrounding the towns and greater London.
