According to Halifax’s latest house price report1, property prices have seen their largest month-on-month rise since 2002, after jumping 3.9% in May. Based on these statistics, buyers may find average property prices challenging, even more so than before. Arboretum, unlike other housing developments, has gone against the odds and given the local market the cream of the crop by not pre-launching overseas. Providing buyers with the best opportunity to own a new home, the private developer has sold over 20% of the homes off plan, to local buyers in under one month.

Jeremy Marcus, Sales and Marketing Director at Higgins Homes, comments: “During such demanding times within the property market, we wanted to provide interested buyers with the best opportunity to purchase a high quality, new home at Arboretum. This development is just one example of where there is such an appetite within the local market that there is no need to take the sales of these homes anywhere other than the UK. Having exceeded our sales predictions for this quarter, we are already releasing additional plots and the next phase of homes to keep up with demand.”

Following a complete transformation of the former site of St John’s CE school, the large scale development will comprise a total of 149 new homes ranging from two bedroom apartments to three, four and five bedroom houses, catering for all. Whether a first time buyer, starter family or early downsizer, the various apartment types and house designs provide something for everyone. Buyers can also enjoy the convenience of immediate connections to the heart of the city via central line services from Epping underground station.

Spanning a total of 3.6 hectares and surrounded by ancient woodlands, the development will also include 1.8 hectares of open green space and a formally landscaped central garden square due for completion during summer 2014. There is a wide choice of house designs, in 11 different styles, and 3 apartment types. All apartments boast en-suite facilities and outdoor balcony space whilst all homes are finished to a high specification with high gloss fitted kitchens by Commodore kitchens, Integrated Smeg or Siemens integrated appliances and bathroom suites by Ideal Standard. All homes come with allocated parking whilst selected properties include a garage and rear garden.

Epping village oozes historical connections with its grade I and II listed buildings and traditional weekly street market which has been held since 1253.   Epping high street boasts an eclectic mix of bars and restaurants, independent boutiques, a local famous butchers, Church’s, chain supermarkets (such as M&S food outlet) and a Concept Fitness gym. Outdoor activities are extremely popular with nearby Epping Forest providing open green space for leisurely walks, cycling, horse riding, angling, football and athletics.

Just a fifteen minute walk from the development, Epping underground station runs regular central line services to Liverpool Street in just 37 minutes and to Oxford Circus in no more than 47 minutes. The nearby M11 and M25 motorways provide an easy route to surrounding towns and greater London.

Only two, two bedroom apartments remain in the current phase priced from £340,000. Houses in the second phase start from £525,000.  For more information about the new homes at Arboretum and to register your interest visit www.arboretum.co.uk or call a sales advisor on 01992 577 096.
