Buying A Home Off Plan

According to recent research1 (Aviva Insurance), home buyers in the past year spent on average over half an hour looking round a property before choosing to buy. In addition, every year as many as 40,000 people buy properties without viewing them at all. One such couple that followed suit with purchasing their home off plan, was first time buyers Samantha Birch, 25, and partner Charlie McCarthy, 26.

Having only viewed their new home from building plans, the young couple immediately snapped up their brand new, two bedroom apartment at Higgins Homes’ Arboretum development in Epping.

Samantha, an engineering assistant working in the West End, comments: “We were both extremely pleased to have bought off plan at Arboretum. Not only were we able to purchase a more preferable plot but we’ve also managed to have more input in the specification.

There was that initial fear of buying off plan as it’s always difficult to visualise what the final product is going to look like. However, the Higgins staff were really helpful in going through every little detail; from the layout and size to the fixtures and fittings, to give us a much clearer idea of what to expect upon completion.”  

Location was key in the couple’s property search and having discovered Arboretum, they both agreed Epping was an idyllic place to live. Samantha continues: “We were both already familiar with the area and after seeing our apartment mid-build, we knew it was the perfect home for us.”

Samantha continues: “Both Charlie and I commute into the West End and have a short 15 minute walk to the train station where the central line then takes us straight into the heart of London. At weekends, we enjoy being outside of London, exploring all that Epping has to offer. What’s great about Arboretum is that, even though there is so much on your doorstep, the development is quietly tucked away from the town centre, making our apartment a peaceful retreat.”

Following a complete transformation of the former site of St John’s CE school, the large scale development will comprise a total of 149 new homes ranging from two bedroom apartments to three, four and five bedroom houses. Whether a first time buyer, starter family or early downsizer, the various apartment types and house designs provide something for everyone.

Spanning a total of 3.6 hectares and surrounded by ancient woodlands, the development will also include 1.8 hectares of open green space and a landscaped garden square. The apartments boast en-suite facilities and outdoor balcony space whilst all homes are finished to a high specification with high gloss fitted kitchens by Commodore kitchens, integrated Smeg and Siemens appliances and bathroom suites by Ideal Standard. The homes also come with allocated parking whilst selected properties include a garage and rear garden.

Epping village boasts historical connections with its grade I and II listed buildings and traditional weekly street market, held since 1253.   Epping high street boasts an eclectic mix of bars and restaurants and independent boutiques. Outdoor activities are extremely popular with nearby Epping Forest providing open green space for leisurely walks, cycling, horse riding, angling, football and athletics.

Just a fifteen minute walk from the development, Epping underground station runs regular central line services to Liverpool Street in just 37 minutes and to Oxford Circus in no more than 47 minutes. The nearby M11 and M25 motorways also provide an easy route to surrounding the towns and greater London.
